			<content:encoded><![CDATA[<p>As you can tell I have been a bit eratic in posting here of late. Let me come clean. I am kind of moving on. Not from Chad! He and I will continue to collaborate on projects. No I am moving onward in my career and expanding my focus to small business at large. Since 2005 I have trained, spoken and consulted to the mortgage industry. From 200o-2005 I had the most profitable years of my life as a Mortgage Broker. I am proud of the people I worked with (for the most part very few scumbags) and proud that my start as a speaker, trainer and soon to be author was in the mortgage lending industry. But I am also proud that my voice is reaching a wider audience and my lifes work will affect small business people both in and out of the real estate industry. So thank you. </p>
<p>Now you&#8217;re in small business, right? So, hopefully I will still be working on things that you are interested in. But let&#8217;s be honest, there are only a certain amount of hours in the day that one can blog, and develop content and so on. So I will leave Loan Officer Unleashed in the capable hands of Chad Weber who continues to make success stories out of loan officers. Even in this very market! </p>

			<content:encoded><![CDATA[<p>Welcome to 2009! As I struggle to retrain my tiny brain to write 09 instead of 08, I eagerly look forward to what this year will bring! I hope all of you are putting together a solid marketing plan. I know it seems to be the same song and dance year after year, but what are you going to do differently this year?</p>
<p>I want you to take some time and examine your current situation and ask a tough question. That question is &#8220;Why?&#8221; Why am I in this situation? What behaviors, habits, and events have worked together to land me into my current situation &#8211; be it good or bad?</p>
<p>Straight answers work best here, even if it&#8217;s not what you want to hear or admit. I&#8217;ll give you a little peak into a few of these &#8220;self chats&#8221; I&#8217;ve had with myself. I put everything on paper or into files on my PC, so I can always go back and find my habits. Here&#8217;s one from a few years back:</p>
<p>Negative habits:<span id="more-306"></span></p>
<p>- Too many activities going at once</p>
<p>- Find it difficult to say &#8216;no&#8217; to new ventures</p>
<p>- Organization of files</p>
<p>- Too much time spent online</p>
<p>- Checking and responding to non-critical emails</p>
<p>- Work too many hours</p>
<p>Those were the negatives I found in myself. I&#8217;m sure this is by no means a conclusive list. haha &#8211; But I had to come to terms with the fact that those seemingly small issues were working together to limit my income and productivity. Here were the positives I came up with:</p>
<p>- Take action quickly</p>
<p>- Not afraid of cold calls or prospecting</p>
<p>- Creative with marketing and sales approach</p>
<p>- Proficient with online marketing</p>
<p>- Straight forward with prospects</p>
<p>Now I had to find a way to enhance my positives and minimize my negatives. Of course when doing this exercise I expanded on each item so that all the facts were on the table staring me in the face. Once you&#8217;ve identified your positives and negatives, you will be better equipped to structure your marketing plan for 09.</p>
<p>It is of vital importance that your plan for 09 addresses your negative attributes/habits or else you&#8217;ll simply repeat 08 as the same mistakes are made over and over again. Been there done that&#8230;</p>

Hard as I try, I just cannot seem to imagine deriving any form of enjoyment from destroying other peoples hard work. <p>Regardless, I had IT logged in yesterday taking care of the site, and rebuilding that all important infrastructure. So we&#8217;re not back to 100%, but we&#8217;re darn close! Thing is, I felt so bad depriving all of you of this wonderful blog even for a day!  <img src='http://www.loanofficerunleashed.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>Week is almost over with guys! What have you done to make it great? Don&#8217;t dwell on the setbacks, ignore what you think you &#8220;don&#8217;t want to do&#8221; and reset your thought process to make this week great! 2 days is PLENTY of time to make something wonderful happen! Challenge yourself to meet a high producer between now and tomorrow.</p>

<p>Ok, so this has nothing to do with video marketing, but it COULD if you created a video about what I am about to share with you.</p>
<p>In fact, now that I say that &#8211; THIS IS a post about video marketing, because good video marketing has everything to do with the VALUE you are sending in the video. We talk a lot about WHAT to put in a video to keep them wanting more and how to avoid sending crap that results in your videos to cease being viewed, and the most consistent strategy is value.<span id="more-229"></span></p>
<p>NOT regurgitating the financial news as blasted out to thousands of loan officers and/or REALTORS but instead bringing timely, interestting and BRIEF useful information like I am about to do for you.</p>
<p>Ok, so back to why you are reading&#8230;.</p>
<p>Several of my clients are in the credit restoration business and a recent conference call with some of the heavy hitters in the business revealed an astonishing new update to how the FICO score is computed.</p>
<p>Balance management &#8211; that is the practice of getting the &#8220;balance to available credit&#8221; (similar to ltv) below 50% and ultimately to below 30% for maximum benefit, &#8220;NO LONGER appears to improve the score&#8221; was the quote on the conference call. It was a common, and very simple way to get a few point increase in FICO score was to transfer balances accross cards, or pay down accross cards to get the balances below 50 and 30% of the available credit line. Another common practice if there was no room on other cards or no cash to pay balances down was to call the credit companies and request an increase in the available credit limit &#8211; which would result in an improved ratio and a better score. It appears this is NO LONGER the case.</p>
<p>I don&#8217;t have any more details than that, I am afraid. But this should give you something to investigate, validate and communicate to your partners, prospects and friends.</p>
