			<content:encoded><![CDATA[<p>Welcome to 2009! As I struggle to retrain my tiny brain to write 09 instead of 08, I eagerly look forward to what this year will bring! I hope all of you are putting together a solid marketing plan. I know it seems to be the same song and dance year after year, but what are you going to do differently this year?</p>
<p>I want you to take some time and examine your current situation and ask a tough question. That question is &#8220;Why?&#8221; Why am I in this situation? What behaviors, habits, and events have worked together to land me into my current situation &#8211; be it good or bad?</p>
<p>Straight answers work best here, even if it&#8217;s not what you want to hear or admit. I&#8217;ll give you a little peak into a few of these &#8220;self chats&#8221; I&#8217;ve had with myself. I put everything on paper or into files on my PC, so I can always go back and find my habits. Here&#8217;s one from a few years back:</p>
<p>Negative habits:<span id="more-306"></span></p>
<p>- Too many activities going at once</p>
<p>- Find it difficult to say &#8216;no&#8217; to new ventures</p>
<p>- Organization of files</p>
<p>- Too much time spent online</p>
<p>- Checking and responding to non-critical emails</p>
<p>- Work too many hours</p>
<p>Those were the negatives I found in myself. I&#8217;m sure this is by no means a conclusive list. haha &#8211; But I had to come to terms with the fact that those seemingly small issues were working together to limit my income and productivity. Here were the positives I came up with:</p>
<p>- Take action quickly</p>
<p>- Not afraid of cold calls or prospecting</p>
<p>- Creative with marketing and sales approach</p>
<p>- Proficient with online marketing</p>
<p>- Straight forward with prospects</p>
<p>Now I had to find a way to enhance my positives and minimize my negatives. Of course when doing this exercise I expanded on each item so that all the facts were on the table staring me in the face. Once you&#8217;ve identified your positives and negatives, you will be better equipped to structure your marketing plan for 09.</p>
<p>It is of vital importance that your plan for 09 addresses your negative attributes/habits or else you&#8217;ll simply repeat 08 as the same mistakes are made over and over again. Been there done that&#8230;</p>

I hope you&#8217;ve enjoyed your time off, and the opportunity to spend time with loved ones. Now, with that said, we have some serious chatting to do right now.<span> </span>What are you  doing about the web? The internet is easily one of the most powerful mortgage leads generation tools around, yet most originators don&#8217;t have a clue what to do about it. Why does this matter? Have a look at these stats:</p>
<p class="MsoNormal">
<p class="MsoNormal">United States Population &#8211; 337,000,000 (<em>estimated</em>)</p>
<p class="MsoNormal">United States  Internet Users &#8211; 248,000,000 (<em>estimated</em>)</p>
<p class="MsoNormal">
<p class="MsoNormal">This means that 73.6% of this country now use the internet! <span id="more-302"></span>Talk about  the perfect advertising medium! How many mortgage lead generation tools can you name that carry such potential? Not many, especially if you’re taking cost into consideration!</p>
<p class="MsoNormal">
<p class="MsoNormal">So what’s stopping you from using this lead generating tool? For most, it’s  the simple fact that they really don’t know where to begin! Would you like some inspiration? Good, because I&#8217;m happy to oblige!</p>
<p class="MsoNormal">
<p class="MsoNormal"><strong>Marry both online and offline efforts</strong>. With  the web, you have a tool that can provide instant, and customized info. This  makes it easy for your target market to get more info. Need an example? It’s no  secret I am a huge fan of marketing to realtors. I primarily targeted the top  producers in my market, who under normal circumstances wouldn’t give a loan  officer the time of day &#8211; I’m sure you know what I mean…</p>
<p class="MsoNormal">
<p class="MsoNormal">My solution was to setup a miniature site that used the  realtors name as part of the URL. Then I would use a combination of a quick  mailer and/or phone call to give him/her the web address. Let me ask you a  question. If you received a notice that there was a website with your name as  the web address, would you check it out? For example: www.chadweber.com would  definitely get my attention, especially if someone contacted me and informed  made me aware that it was made specifically for me! You can’t resist.</p>
<p class="MsoNormal">
<p class="MsoNormal">Seem like a lot of work? (<em>It requires maybe 20 &#8211; 30  minutes at the most to craft a personal site</em> if you’re using the right  tools) It’s up to you to decide if it’s worth it. A realtor listed in the top  100 &#8211; 250 within the state is usually closing over 10 &#8211; 15,000,000 in  transactions each year, and far more if you’re in a high dollar area.</p>
<p class="MsoNormal">
<p class="MsoNormal">Just one of these agents giving you most of their business  could easily add 6 figures to your bottom line. So my question to you, is this…  What else do you have on your “to do” list that requires just 30 minutes of your  time and can possibly add an extra $100,000 or more to your paycheck? My guess  is not much, as most marketing efforts don’t carry the same potential as a top  producing referral source.</p>

<p class="MsoNormal">But I would like to touch on a few points First point being that &#8216;rough times&#8217; are also hidden opportunities. Case and point, here&#8217;s an email I received from an associate of mine about 30 days ago:<span id="more-298"></span></p>
<p class="MsoNormal">
<p class="MsoNormal">&#8220;Hey Chad, I know you used to bid on Google Adwords a while back quite a bit. I was checking some keywords this morning and thought you would find this interesting. Last year your top 2 keywords were about $4.15 per click to maintain the #2 and 3 spots. This morning I saw that the exact same keywords are just $1.85 per click! Too funny! Not much competition these days.&#8221;</p>
<p class="MsoNormal">
<p class="MsoNormal">He&#8217;s right. It&#8217;s not too often that a marketer can cut his costs in half (<em>And more</em>) while simultaneously reducing competition as well! When times are great, everyone and their brother wants in the front door to partake in the low hanging fruit. When a little resistance is met, these same people fold up like a boxer with a glass jaw.</p>
<p class="MsoNormal">
<p class="MsoNormal">The idea here is things are actually easier in a &#8220;rough&#8221; market than they are in a &#8220;great&#8221; market &#8211; With a few stipulations of course! Things can be easier for you IF:</p>
<p class="MsoNormal">
<p class="MsoNormal">- You take the time to find a niche</p>
<p class="MsoNormal">- You find a unique way to deliver your message</p>
<p class="MsoNormal">- You hold something back from your message</p>
<p class="MsoNormal">
<p class="MsoNormal">This is a lot of work up front, I won&#8217;t lie to you. All great mortgage marketing ideas are. But this is great news for you. This is great news, because most loan officers are perfectly content to keep searching for their magic bullet instead of doing all of this work. But once you have the initial work done, things start to lighten up a bit, and you find yourself moving forward again, and your workload of busy work is soon replaced by a workload of taking apps, and working with customers.</p>
<p class="MsoNormal">
<p class="MsoNormal">But what about the 3 steps I mentioned above? Well, when looking for your niche, I want you to look for people that have a powerful driving force to use your services. Who would you rather sell to? Someone who&#8217;ll refinance if the price is right, or someone who needs a loan ASAP? Search for niche markets that really have a need.</p>
<p class="MsoNormal">
<p class="MsoNormal">Next I want you to think about how you can stand out. Face it. With everyone pedaling what is essentially the same product, only a select few are going to be heard. The people that are going to be heard, are those who deliver the message in a unique manner. (<em>Apply this process to your current mortgage marketing ideas instead of always starting from scratch</em>)</p>
<p class="MsoNormal">
<p class="MsoNormal">For example:</p>
<p class="MsoNormal">
<p class="MsoNormal">- Phone calls</p>
<p class="MsoNormal">- Emails</p>
<p class="MsoNormal">- Door to door</p>
<p class="MsoNormal">- Networking Groups</p>
<p class="MsoNormal">- Lumpy Mail package</p>
<p class="MsoNormal">- Teleseminar</p>
<p class="MsoNormal">- Webinar</p>
<p class="MsoNormal">- Online video</p>
<p class="MsoNormal">- Podcast</p>
<p class="MsoNormal">- Video Email</p>
<p class="MsoNormal">- Blog</p>
<p class="MsoNormal">
<p class="MsoNormal">That list could easily be doubled. Your delivery mechanism in today&#8217;s market is every bit as important as the message itself. Take this into consideration when building your marketing plan. Let&#8217;s look at the final factor &#8211; Holding something back.</p>
<p class="MsoNormal">
<p class="MsoNormal">You&#8217;ve heard me give this advice before. Please stop giving away the farm! If you give away all the great information out of fear of not impressing the client, then what&#8217;s left to move them forward if they don&#8217;t take action right away? Nothing! You need to have that next lure sitting on standby if needed. This keeps your prospects looking forward to your next communication&#8230; Which reminds me. <p>Today I’d like to share a little tip with you that has helped me out a lot. This would fall into the mortgage lead generation category. We’re all busy right? No one would argue that point. But don’t you often find that sometimes you feel like you’re working a LOT, and very little is getting done?</p>
<p>I hate that feeling, so I did something about it. I created a little sheet for myself, Monday &#8211; Friday. At the beginning of each week I spent about 30 minutes writing down the most important money making activities I could participate in. These were labeled as PRIORITY 1.<span id="more-258"></span></p>
<p>Other activities that still needed to get done were labeled as PRIORITY 2.  As I ran low on time, I’d pull out my sheet and make sure that all the priority 1 tasks were completed. Seems so simple, but having the tasks written down kept me from those forehead slapping moments of “DARN! I can’t believe I forgot….”</p>
<p>You know those moments well don’t you? We all do. So why not give this a shot? Organize your day so that you’re spending most of your time doing the things that get you paid.</p>

<p>A few weeks ago we discussed call capture systems, now we want to have a look at your email marketing. Email is a valuable tool of course, and one that all of us should be using to generate more business. Before we go any further though, I just have to get this out of my system:</p>
<p>- An estimated 183 billion emails are sent each day</p>
<p>- 2 million emails are sent around the world each second</p>
<p>- There are more than 1.3 billion unique email users around the world</p>
<p>- The first spam email was sent in 1978 to around 600 individuals<span id="more-189"></span></p>
<p>- The first email was sent in 1971</p>

<p>Ok, now that I have these fun facts out of my system, let&#8217;s get down to business. Email is a serious part of our lives. It&#8217;s a communication tool that is nearly unmatched in its cost effectiveness, instant delivery and versatility. If you&#8217;re not using email as the mortgage marketing tool that it could be, then you&#8217;re missing out on a serious chunk of business.</p>
<p>When most lenders ehar the word &#8220;auto-responder&#8221; they think of a pre-written message that is given the lowly task of informing your contacts &#8220;Sorry, I&#8217;m gone for the day and will be back on&#8230;&#8221; Not much more than an online answering machine when you think about it. This is not the auto-responder we&#8217;re discussing today. Not even close.</p>
<p>A true email marketing autoresponder comes with the following features:</p>
<p>1. Groups<br />
2. Pre-set delivery intervals<br />
3. Auto &#8211; subscription<br />
4. SPAM check tools</p>
<p>So what are all these features for? Let&#8217;s have a look:</p>
<p>1. Groups</p>
<p>What is it: Most true email marketing systems allow you to set up multiple &#8220;groups.&#8221; A group is simple a list of people you want to email to, that all share something in common. Such as realtors may be one group you email to, while &#8220;past clients&#8221; may be a second group. Obviously you don&#8217;t want the same drip emails going to realtors, as you do your past clients, so you create 2 seperate groups. I recommend that you have at least 5 groups:</p>
<p>1. Past Clients<br />
2. Deals in process<br />
3. Prospects<br />
4. Realtors (Or at least 1 other referral source)<br />
5. FSBO prospects  </p>
<p>2. Preset delivery intervals</p>
<p>This one iss pretty straight forward. You want your auto-responder to have the ability to pre-set the delivery of your email campaign at regular intervals. Day 1, day 15, day 30 and so forth. This means that you setup your campaign once, and let the machine do the work for you from that point forward. Sounds nice doesn&#8217;t it? So where are all the mortgage marketing tools that convert sales for you? Can&#8217;t wait until they invent one of those!  <img src='http://www.loanofficerunleashed.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>3. Auto-Subscription</p>
<p>This feature allows you to capture names and phone numbers (Along with any other relevant info you want) right from your website. A good auto-responder will make this a simple step as well. Place the form on the proper pages, ads, or blogs and voila &#8211; a new source of leads!</p>
<p>4 &#8211; SPAM Check Tools</p>
<p>Spam filters have gone crazy these days. It seems a higher and higher percentage of messages are labelled as spam. If your messages aren&#8217;t getting through, then they&#8217;re likely not getting read. Not a good situation. A good auto-responder will scan your email message prior to delivery, and warn you of potential spam red flags. There are dozens of words, and phrases that can set off spam filters these days. Not to mention font size and color amongst other things.</p>
<p>It&#8217;s best to find out now instead of 6 months down the road why your messages aren&#8217;t reaching your target. Mission accomplished!
